How does a List Assist design and home staging consultation help you with your listings?

How does List Assist work?

You make one phone call, and we take care of everything else.

We begin with our in-depth design and home staging consultation.  During the consultation, one of our expert Interior Designers will tour the entire property with your sellers starting at the front sidewalk all the way through every room in the home to the back yard.  Throughout the tour, we take detailed notes and use them to create an interior design and strategic plan to enhance the perceived value of the home. This plan is expertly put together with one goal in mind. To create the look that gets the listing sold as quickly as possible, and for as much as possible.  

Once the plan is put together, and all pricing and timelines for each recommendation have been established, we present the design plan directly to you (not the homeowner). It is laid out in detail, with pricing for all parts of the plan and timelines made perfectly clear. 

Next, you meet with your client and go through the design recommendations and choose the ones that fit their budget and needs. Your seller will not only know what we recommend, but why we recommend it along with the exact pricing and timeframe. The design plan will be laid out in a way designed to help them think of their home as an asset to be merchandised. 

Typically we’ll cover:

Money Rooms: We know what the money rooms are for buyers (living room, kitchen, dining room, master). We’ll prioritize these heavily in our recommendations. 

Existing Furniture Placement: A crucial component to creating strong marketing photos. We recommend rearranging or editing the furniture in the home in order to create the highest perceived value. 

Unneeded Items: Let’s face it, we all have too many treasures. Less is more in our world of staging. If the home is occupied, we’ll help the seller identify the items to remove, and then remove them to get the most value out of staging. 

Deep Cleaning: A real deep cleaning can go a long way to improving the look and appeal of a home. When a listing looks and smells fresh and new, it gets perceived as fresh and new!

Paint: Paint is money in a can. You’d be surprised how a fresh coat of paint in the right places can increase the value of the home.

Renovations: This includes any needed updates like flooring and countertops, It also may include more extensive renovations like complete kitchen or bath remodeling, 

Fixtures: Whether it’s updating a light fixture or bathroom fixture, we’ll outline cosmetic changes that will make an impact. These are in detail right down to the retail price and SKU number at the local hardware store!

Staging: This is what we do best. Our Interior Design process is so much more than just placing furniture in a room. We do a complete interior design plan including furniture, artwork, décor and lighting. This results in a home people fall in love with and visualize themselves living in.

Landscaping and Exterior Renovations: This includes anything needed to create that curb appeal that causes prospective buyers to fall in love with the property as soon as they get of the car! Landscaping and window washing are just a couple of items in this category. 

Hard Conversations: We also have the CLEAN TALK, ODOR TALK, LIGHTBULB TALK, PET TALK and the CLOSET TALK so you don’t have to. 

Top 10 Priority List: At the end of the consultation, we’ll review all recommendations with the sellers and create a Top 10 Priority list in order of impact.
